Oriental Gardens is a Premium Apartment complex located in the heart of the city of Cochin, the commercial capital of Kerala, God’s Own Country. The apartment complex has Twin Towers, each with 84 apartments and in the center lies the Unit housing the Swimming Pool, Gym and Children’s Park. The complex is efficiently managed by Oriental Gardens Apartment Owners Association (OGAOA) and OGAOA comprises a 12 member committee duly elected by its Members who are all owners of Apartments in the Complex.

The facilities provided include 24 Hours Security and Electrical/Plumbing assistance. We have a fully computerized and efficient office management system to run the Association. A full fledged staff strength to cater to housekeeping, plumbing and electrical issues and back-end office staff. External House Keeping services including high tech waste management, Generator back up for KSEB Power failure, Intercom and Broadband internet services by Reliance Communications, Idea Wi Fi and other amenities. As part of its endeavour to provide hassle free service to Owners and Tenants, OGAOA has launched its own Property Management Service (PMS). OGAOA’s Property Management Service will help prospective Tenants in leasing apartments on rent and also help in assisting Owners/Prospective Owners with services for Buying and selling apartments in the complex.

All Owners need to inform the Association before either selling their apartment or leasing the apartment. This is a mandatory requirement as approved at the last Extraordinary General Body Meeting held on 7th April 2013. All prospective tenants need to approach OGAOA in case they wish to lease an apartment in Oriental Gardens. The Association recommends a minimum rent of Rs.10/- per Sq.Ft which is quite reasonable considering the location advantage, facilities, amenities available and service provided by OGAOA.

In case of furnished/semi-furnished apartments, additional rent over and above the recommendation may be levied on additional amenities provided. OGAOA will assist in identifying genuine buyers at the best possible market rate if the owner makes use of OGAOA PMS.Meanwhile OGAOA would like to inform that any new buyer will have to pay a onetime Association joining charge of Rs.20000/-. During rental or buying/selling of apartments through OGAOA PMS, it will be involved in a lot of additional work and responsibilities which are beyond their regular operational purview and to sustain these additional responsibilities, donation at the time of transaction will be appreciated.
